A safe room is a small, reinforced space built to protect your family from a tornado, and it is the one part of storm prep that can actually stop flying debris. I design and install safe rooms for homes across the Kansas City area, and I will help you work out which type fits your house.

It is different from a basement corner or an interior closet. Those can be a reasonable place to wait out a storm, but they are not tested. If you want the full comparison, I wrote up the difference between a safe room and a storm shelter and how the FEMA and ICC 500 ratings work.
Most families here end up choosing between two designs. An above-ground safe room is anchored to a garage slab or a basement floor, which suits the many homes around Overland Park, Olathe, and Lee's Summit that have a slab garage or no basement at all. An in-ground shelter goes under the garage floor or in the yard, and some people prefer it because it is out of the way. Where it goes matters as much as the type, and my guide on where to put a storm shelter walks through the choices.
The right size depends on how many people and pets need to fit and whether anyone needs a wheelchair or walker inside. A room that is too tight is one nobody wants to use at 2 a.m. with a warning on the radio. I measure the space, talk through who lives in the house, and recommend a layout. My article on how big a safe room should be covers the basics.
Kansas has offered safe room rebate programs, though funding opens and closes, so check the current status before counting on one. I explain the process on my rebate page. If budget is the main concern, see my page on affordable safe rooms. Spring is the busy season, so planning in the fall or winter gives you the most choice on timing.
